Selected
Accomplishments and Activities
· Homes at Ste. Anne’s Phase IV – 30 new construction low/mod
single family 30 units (completed/sold July 2005- June 2006)
· “Gut Rehabs” of existing dilapidated single family homes
for sale to low/mod families – 7 units – (6 completed, 1 under construction)
· Market rate condominium development w/Abbey Homes – 72
units (38 units now sold)
· Infrastructure improvements – alleys, sidewalks, curbs,
sewers – to support our housing investments
· Demolitions – 5 units, to prepare sites for our next phase
· Restoration of the Tennis Courts at Clark Park – 8 courts
completely resurfaced (completed 2006)
· Play surface installation at Stanton Park
In addition, our gallery has hosted seven new exhibits
(attached is an invitation to our next reception). Our parks and gardens
program has grown and now has a home owner landscape design component.
We’re about to break grounds on our Phase V
development which includes:
a) the new construction of subsidized single
family housing units (21). ($3,441,375 total development cost;
sales price per unit – $112,000)
b) the rehab of existing units (5)
(gut rehab - $600,000 total development cost; sales price $96,000 per unit;
owner occupied rehab (11units) – total development cost - $341,000
or 31,000 per unit; minor home repair – total development cost, $190,000)
c) the new construction of market rate
single family housing units (8) ($1,600,000 total development
cost; sales price $200,000 per unit)
d) the improvement of infrastructure,
especially alleys and sidewalks (total development cost - $500,000) and
e) the continued attention to beautifying
parks (total development cost – Clark Park- $85,000) and homes in
the neighborhood (shrubs, flowers, etc.-total cost $8,000).
Phase V should be completed by the end of 2007.
Are we having impact? A drive down 17th
Street shows our unmistakable progress. The new houses are looking great
and the condos just beyond are a bit more than 50% sold. Not to say that 16th,
18th, Ste. Anne and Porter aren’t looking oh so much better too.
Stanton Park , Rio Vista Senior Apartments, Casa Richard Academy , the Ste.
Anne’s Church campus, are all very vibrant and inviting. People are living
here and making it home. All the new houses, rehabs and demolitions are
bearing fruit named revitalization. And then there are the river and the
bridge, never quiet but mostly beautiful, especially at night. The Honey
Bee Super Market expansion is ready to open (August 6th)! The
Mexicantown International Welcome Center and Mercado is under construction.
Several Bagley Avenue businesses have gotten significant facade
improvements. We have an art gallery at BHA, a theatre (Matrix) across
the street. There is a lot happening and still more to come!
West of the freeway (I75/I96), we’ve done some
new housing (13 units) on 24th and 25th. When one
combines that with the curb repairs, street repavings, homeowner occupied
rehabs and the major rehab work that Southwest Housing has been doing on
multifamily buildings (8 buildings/132 units) west to Clark , the impact is
palpable. Of course it doesn’t hurt that Clark Park is getting a completely
refurbished (outdoor) hockey rink courtesy of Wayne County , and a
completely refurbished tennis facility (outdoor/8 courts) courtesy of BHA
and MSHDA. Again, there is a lot happening and still more to come!

Highlights of our Housing/Economic Development
Work:
Bagley Housing has completed Phases 1A & 1B of its
Homes at Ste. Anne Project ($3MM). These two phases make up 22 units of
single-family ownership housing for low to moderate income families. Each unit
has 3 bedrooms, 2 bathrooms, a basement and a garage.
Phase 2 (23 units-3.1MM), is under construction.
Additionally, with their partner, Cooperative Services Inc., they have a new
65 unit apartment building ($6MM) for low income seniors in an advanced state
of construction. BHA is also providing housing rehab ($1MM) to owner occupied
residences in its neighborhood.
BHA is the Project Coordinator for the revitalization and rehabilitation of the Ste.
Anne School ($3MM) which will then become the permanent
home of Ser Casa High School, a charter school for at risk students.
Plans for the future include further
low/moderate income housing; market rate housing (single family and condo);
and commercial/industrial development.
